Performing regular house maintenance is an essential step of home ownership, as it reduces the chance of major repairs that could come in the future. All homeowners know that repairs can get expensive very quickly, and performing preventative maintenance is the best way to avoid problems and prolong the life of your house. Make sure you keep your home in tip-top condition by following our regular house maintenance checklist.

Kitchen

The kitchen is one of the most loved rooms in the home, so you want to keep it in pristine condition. For those with granite countertops, you will want to apply a high-quality sealer in the countertops once a year. Granite can last for many years and is very durable, but only when you properly take care of the countertops and keep them clean and sealed. If you have hardwood floors in your kitchen or throughout your home, you will want to seal and condition the floors every year or two.

HVAC

Once or twice a year, schedule a technician to service your home’s HVAC units. It’s best to have someone inspect and perform maintenance on the system in the fall and spring to increase efficiency and ensure it is working properly. This may include a thermostat setting assessment, air filter replacement, and general operation assessment to check that everything is running correctly.

Water Heaters

Once a year, you should also be flushing out the tank of your water heaters. Flushing out sediment from the tank improves efficiency and prolongs the life of your water heater. If you have a tankless water heater, it will need to be flushed with vinegar once a year.

Septic Tank

Your home’s septic tank shouldn’t provide many problems as long as it is well-maintained. Every two years, make sure you inspect the septic tanks and have them pumped. However, if you have an alternative system with electrical float switches, pumps, or mechanical components, it should be inspected about once a year.

Bathroom

Don’t forget about important bathroom maintenance! In addition to general cleaning, inspect the caulk in your showers and tubs. It will generally have to be re-done every two years, but is an easy project that any homeowner can handle. Just make sure you prep the surface properly and are careful applying with a caulking gun, and your shower will look good as new.
